Plumber SEO: Google Maps, ChatGPT and the directories AI checks first

Plumbers now compete in two places: the map results and the shortlist an AI assistant reads out. Both depend on your map profile, the review sites AI searches, and visible licensing, hours and service area.

What happens when a homeowner asks AI for a plumber?

They get a short list, and which list depends on the assistant. On 3 October 2026 we asked “Can you recommend a good plumber in Denver?” five times in ChatGPT, three times in Gemini and once in Google AI Mode, and compared the answers with Google’s map pack.

  • ChatGPT: a stable core of four. It named 8 plumbers across five runs. Two were named every time and two more in four of five runs; the other four appeared once each. Denver plumbing was one of the most stable lists in our first round of checks.
  • Gemini: five different plumbers, none of them ChatGPT’s. The overlap between the two lists was zero.
  • Google AI Mode: a third set of four, again with no overlap.
  • The map pack: one of Google’s top three was on ChatGPT’s list; none was on Gemini’s.

Our check, 3 Oct 2026, Denver CO. Each dot is one run; filled = plumber named in that run. Plumber names anonymized. Small sample, one day.

19 different plumbers for one question in one city. A homeowner who uses ChatGPT and one who uses Gemini get no names in common. That is why we never talk about a single “AI ranking”. Across platforms, BrightLocal measured only 19–29% overlap in a far larger sample (BrightLocal, Sep 2026).

What ChatGPT searches before it recommends a plumber

ChatGPT runs its own web search first, and it looks for licensing and reviews, not for your website. These are the searches it ran in our five Denver runs:

RunSearch ChatGPT ran
1Denver plumbers licensed reviews recommendations
2Denver CO plumbers licensed reviews [three company names]
3Denver CO plumbers reviews licensed plumbing companies
4best plumbers Denver Colorado licensed reviews
5Denver Colorado plumber licensed reviews emergency plumbing

All five included “licensed” and “reviews”; one added “emergency plumbing”. The pages those searches returned were mostly directories and review sites:

SiteIn ChatGPT’s search results
Yelp, Thumbtack, Angi, Expertise.com, Birdeye5 of 5 runs
HomeAdvisor, a local “best of” list4 of 5 runs
Plumbers’ own websitesMostly the ones it then named
BBBNot in these runs

Across all local businesses, websites account for 42% of AI citations, Google Business Profiles for 28.6% and Yelp for 9.5% (BrightLocal, Sep 2026). For plumbers, the review sites in the table are where ChatGPT forms its first impression. Yelp has also licensed its reviews and business data to OpenAI (MediaPost, July 2026).

Plumber SEO fundamentals that still decide the map pack

Local SEO for plumbers is the base layer for every engine, because Gemini and AI Mode build on Google Maps.

Google Business Profile

Primary category “Plumber”, every service you do, your service area, hours including after-hours, real photos of your team and vans, and a reply to every review.

One page per job type

Drain cleaning, water heater repair and replacement, sewer line, repiping, leak detection, emergency plumbing. A drain call and a repipe differ in urgency, price and the questions people ask, so they need different pages. Show price ranges from your own invoices and explain what changes the price.

A emergency page

Say when you answer, how fast you usually arrive and what after-hours calls cost. AI repeats “24/7” and “60-minute response” claims, and so do angry reviews when they’re not true.

Service-area pages only where you dispatch

A page per suburb you serve, with jobs done there. Dozens of near-identical town pages are doorway pages. Plumbers are mostly service-area businesses, which appear in AI answers slightly less often than storefronts: 29.4% against 33.6% (BrightLocal, Sep 2026).

Reviews after every job

Ask every customer; no filtering out unhappy ones, no discounts for reviews. 97% of AI users sometimes check AI’s recommendation against real reviews (BrightLocal, 2026). In the US, claim your Yelp page and keep it accurate. Yelp’s rules forbid asking for Yelp reviews specifically, so focus on correct details and replies there.

How to make AI assistants describe your plumbing company correctly

AI repeats what your profiles say, mistakes included. Keep these facts identical on your site, Google profile and every directory:

FactWhere it must match
Company name (exact spelling)Site, Google, Yelp, Angi, Thumbtack, BBB
Licence number, as your state or city issues itSite footer, Google description, every directory that has a field for it
Main phone numberEverywhere; keep call-tracking numbers off core listings
Hours and after-hoursGoogle (incl. holiday hours), Yelp, site
Service areaGoogle, directories, site area pages
ServicesGoogle services list, directory categories, site pages

In our checks of nine businesses by name across industries, six had sources of their own that disagreed (website against Google profile, booking system or directory), so the engines picked one version. Outright engine errors showed up for four of the nine. A 24/7 HVAC company was listed by Google AI Mode with hours from an old directory. For a plumber in Manchester, ChatGPT took the phone number from a different company’s lookalike website.

Markup helps machines read these facts. On client sites we use Plumber with areaServed, opening hours including after-hours and sameAs links to your profiles. It clarifies; it isn’t a ranking trick. Google says optimizing for AI search is still SEO (Google Search Central, 2026).

How to get your plumbing company recommended by ChatGPT

There is no sign-up, and no known paid slot inside the answer. The four plumbers ChatGPT kept naming in Denver had something in common: their own websites came up in its searches for licensed plumbers, alongside the review sites it checked. To get there:

  1. Complete your profiles on Yelp, Angi, Thumbtack, Expertise.com and Birdeye (US), or Checkatrade and Yell (UK), with the same name, phone and licence.
  2. Put your licence number and insurance on your website where a search for “licensed plumber [city]” finds them.
  3. Collect reviews steadily on Google and the sites above.
  4. If AI says something wrong (closed when you’re open, an old number), find the listing it came from and fix it there, then re-check in a few weeks.

When ChatGPT names a competitor instead of you, it usually reflects those sources, not a judgment of your work. Fixing the sources is something you control.

Why one screenshot of ChatGPT proves nothing

In our first round of checks across eight industry-and-city combinations, 44 of the 90 businesses ChatGPT named appeared in only one of five runs. BrightLocal found that the same local question asked again returns the same businesses only 20–33% of the time (BrightLocal, Sep 2026). A fair measurement asks fixed questions at least three times per engine, on several engines, before and after changes, and reports “named in k of n”. That’s also why it’s cheap to do properly: one answer collected through a scraper costs a fraction of a cent. How we measure.

The same pattern in Manchester and Munich

The directories change by country; the mechanism doesn’t.

  • Manchester (UK): ChatGPT mentioned 24/7 service in all five answers, quoted a “£122–£240” price range from Checkatrade in four, and mentioned Gas Safe registration in two. Checkatrade was cited in six answers across engines. ChatGPT’s cards matched Google profiles, not Yelp.
  • Munich (Germany): one company led four of five ChatGPT answers. Across our German checks the sources were German directories: werkenntdenbesten, MyHammer, Das Örtliche, Gelbe Seiten.

What we do for plumbing companies

  1. Audit: your city’s plumber questions asked repeatedly in ChatGPT, Gemini and AI Mode; who gets named; what AI says about your hours, licence and phone; which directories it searched.
  2. Fix: Google profile, Yelp and the directories AI reads, licence and hours consistency, service and emergency pages.
  3. Monitor: the same questions monthly, reported as “named in k of n” per engine, with the raw answers.

A 30-day plan in plain English before you pay, everything in your name, month to month. Deep audits start at $1,200, monitoring at $149 a month and maintenance at $790 a month. See pricing · Local SEO for AI search · Other trades: HVAC SEO, roofing SEO · All home services

FAQ

Can AI SEO help plumbers get more calls?

Yes, if it fixes what AI reads. For a local plumber, “AI SEO” mostly means a complete Google Business Profile, the same licence, hours and phone everywhere, strong profiles on the review sites engines search (Yelp, Angi, Thumbtack), and service pages that answer price and process questions. It doesn’t mean special code for robots.

What is GEO for plumbers?

GEO, generative engine optimization, is the work of getting your plumbing company named and described correctly in AI answers from ChatGPT, Gemini and Google AI Mode. For plumbers it overlaps almost entirely with local SEO: profiles, reviews, directories and clear service pages, checked against what the engines say.

Why does ChatGPT recommend another plumber and not me?

Usually because the other company shows up on the review sites ChatGPT searches, with a visible licence and plenty of recent reviews, and its name, phone and hours agree across those sites. Also, answers vary: in our Denver check only four plumbers were named in most ChatGPT runs. Test several times before deciding.

Does ChatGPT use Google or Yelp reviews for plumbers?

In the US, often Yelp: close to half of ChatGPT’s US business cards in our checks showed Yelp’s rating and review count, and Yelp appeared in the search results of every Denver run. In the UK and EU the cards matched Google. Keep both accurate.

How do I check my plumbing company’s AI visibility?

Ask the same “plumber in [city]” question several times in more than one engine and note who is named and what is said about hours and licensing. Always include the city. Our free audit runs repeated checks across ChatGPT, Gemini and AI Mode and reports “named in k of n”.
